Owner Information Form

Each owner should make sure they have an updated Owner Information Form on file with the Administrative Office.  This will ensure that all of your transponders and amenity cards remain active. Owner Information Form

Leasing Info /  required Documentation & GUEST RULES 

 

 

All owners who are leasing their unit must be in good standing on their unit Condominium Assessment Account to lease their residence.   

 

No resident shall be registered with the office until all required materials are received. 

 

  • The following  documents listed below MUST be submitted by the owner to the COA Office at least (2) weeks in advance of the guests arrival and no later than 5 days prior to the commencement of the lease or an additional $100 fee will be charged. Failure to register your renters can result in a violation. 
  1. A copy of the Airbnb/VRBO confirmation showing all parties over 18 or an executed Lease agreement listing all parties over 18.
  2. An Executed Lease Addendum (listing and signed by all parties over 18).  A copy of the Lease Addendum can be obtained by clicking the links or the button below or from the Waterside Administrative Office
  3. Leasing Administration Fee of $100.  **Please notify the COA Office if the owner or renter will pay this fee.   
  • All renters are required to check into the COA Office after arriving and must provide a valid driver's license and vehicle registration or rental car agreement.
  • NEW - The COA office is no longer requiring Criminal background check results for U.S. citizens.  The COA recommends that OWNERS obtain background checks for prospective renters.  In place of the background check for non-U.S. citizens, the OWNER may obtain a copy the information page of each adult resident's foreign passport.

Owners may only lease their unit 3 times per year if renting for less than 30 days.  

Lease Renewals

If a lease is renewed, the owner or property manager should complete and return a copy of the Lease Extension to the office.
If renewals are not received within 10 days or the renewal date and you have not asked for more time to provide the updated lease, transponders and amenity cards will be deactivated until received.
 
RULES REGARDING GUESTS
 
 
Guest staying over 24 hours need to register with the COA Office  - see rules below:
 
Per Waterside's Rules and regulations - Section 16 - 16.1-16.3:   All residents are allowed no more than (4) guests per unit within a 24-hour period unless they make pre-arrangements with the Management Office and the guards.  
 
All residents must contact the guard gate (727-822-0783) or submit through the online portal prior to their guests’ arrival to ensure a smooth flow at the gate (to include all food providers, deliveries, shuttle, taxi, Lyft or Uber transportation services).
 
As a controlled access community, this information is required so the front gate staff has authorization from each owner/resident of who is approved to enter and not causing a delay to enter the community.
 
All guests must register their vehicles with Security Guard at the gatehouse. Unregistered vehicles will be towed without notice.

Owners performing changes to their unit must fill out and submit the Architectural Approval Form ONLINE USING THEIR OWNER'S PORTAL  PRIOR TO STARTING WORK

Only submit your request once you have all of the required documents.   Documents include contractor certificates of insurance, drawing/plans of requested work, pictures, etc.
Failure to provide all required paperwork will delay your approval and start time.
